
Tower House is a Grade II listed building, formerly a vicarage now split into 6 luxury apartments. We were instructed by Seraph Property management to resurface the asphalt valleys and gutters around the various slate roofs. The gutters ran around theperimeter of the roof and also in between slate roofs that finished on different levels. Our IKO permaphalt specification therefore required a high amount of asphalt heritage detailing, significantly more in fact than the flat area. As opposed to many other projects, in total we had 27m2 of Horizontal asphalt to lay and51m2 of asphalt detailing including skirting, fillet, sloped faces, collars, corners and solid asphalt drip edges. The existing asphalt on the roof had slumped and cracked taking it well beyond its usable life. The roof was experiencing leaks in many places; some of these leaks were simply due to the age of the work, other areas were poorly retrofitted roofing works in non-heritage materials as an attempt to cover leaks. As part of the project, we also had to replace several rooflights and a roof hatch as well as address many areas of broken or slipped pitched roofing areas
Our team faced many challenges working around enclosed gutter areas, there was a lot of enabling works required to clear the areas so we could fully remove and replace the existing asphalt while ensuring each evening all edge details were properly weathered during the March/April showers. This included removing slates covering lay boards, relocating satellite dishes and arranging scaffold adjustments so that we could apply the correct asphalt details without the scaffolders drilling and fixing into the heritage status building. We also had to temporarily drain and move a cladded water tank on the roof along with its pipes that went through the roof and arrange its reinstatement following the asphalt works we did underneath. Where we came across various unorthodox details on the roof we had to improvise and generate a new solution to ensure the asphalt effectively weathers the awkward details and ensures strength in the asphalt for years to come.
