PROJECT OVERVIEW

As the main contractor, Sussex Asphalte was appointed to undertake the refurbishment of the roof and associated external elements at Churchill Lodge. The scope of works included the removal of the existing asphalt waterproofing system and the upgrade of insulation to meet current building regulations. This also involved replacing the deteriorated asphalt upstands with new, structurally sound alternatives. A new promenade tile surface was installed, incorporating a defined walkway to ensure safe and convenient access for residents to the communal stairwell. In addition, the failing render on the stairwell walls was removed and replaced with modern, lowmaintenance shiplap cladding, significantly enhancing the building’s appearance. New UPVC doors were also fitted to the stairwell, further contributing to the refreshed aesthetic. Upon removal, it was identified that isolated repairs to the timber joists and decking were necessary. While the majority of the structural deck was found to be in good condition, targeted repairs were completed prior to the installation of the self-adhesive vapour control layer, which ensured the roof was made watertight early in the programme. Given that the roof serves as a recreational area used frequently during good weather, it was essential to minimise disruption and return the space to residents as swiftly as possible. Although the project was scheduled over an eight week period, favourable weather conditions and a well executed plan allowed us to complete the works in just six weeks—leaving only the installation of bespoke iron railings to be finalised post completion. Throughout the project, representatives from IKO were present to ensure best practices were followed, allowing for the seamless issuance of the roofing guarantee upon successful completion.

PROJECT CHALLENGES

At Churchill Lodge, one of the primary challenges faced by Sussex Asphalte was ensuring the preservation of the intricate external wall detailing throughout the duration of the works. The removal of asphalt from the parapet posed a consistent risk, as sections of the decorative render were prone to detachment during the process. To mitigate this, Sussex Asphalte implemented the use of GRP trim along the perimeter. This solution effectively protected the detailed render, allowing the team to complete the waterproofing works without causing unnecessary damage. As a result, extensive render repairs were avoided, and the original visual character of Churchill Lodge was maintained.
