PROJECT OVERVIEW

Sussex Asphalte was appointed to carry out the full replacement of all flat roof areas at Bognor Regis War Memorial Hospital. Following comprehensive roof surveys and core sampling, a like for-like replacement using mastic asphalt was specified. Mastic asphalt was selected not only for its proven performance and durability but also due to its carbon zero rating, aligning with sustainability goals. The scope of works included the complete removal of the existing waterproofing system down to the concrete deck. A new IKO mastic asphalt waterproofing system was then installed, incorporating additional insulation to meet current thermal performance regulations. Out of five roof areas, three required the installation of new 18mm structural plywood prior to the application of an IKO self-adhesive vapour control layer. Additionally, the existing capping detail was identified as a primary source of water ingress. This was removed and replaced with a new GRP trim to ensure long-term protection and integrity of the roofing system

PROJECT CHALLENGES

The project presented two primary challenges. Firstly, the timing of the works coincided with some of the worst weather months of the year. With a four-month window to complete the roofing replacement, continual rain and intermittent snowstorms significantly impacted the programme. The schedule was adapted multiple times to optimise productivity during breaks in the weather, ensuring our operatives could work safely and efficiently. The largest of the roof areas, approximately 180m²,was particularly affected. While our preference was to complete and hand over each section sequentially, the persistent inclement weather made this approach impractical. The second, and perhaps most critical, challenge was that the hospital remained fully operational throughout the duration of the project. On several occasions, work was temporarily paused at the request of hospital staff due to concerns around noise and vibration. Sussex Asphalte worked closely with the maincontractor to coordinate these more disruptive elements of the work during periods least likely to affect patient care and hospital operations. Regular reviews of the site compound layout andwork schedule ensured minimal disruption to both staff and patients.
