Description:

Farlington School had established that significant repairs were needed to the masonry, slate roofs and the asphalt roof. Over the years the roofs had a continual process of repairs, and now the internal fabric was starting to deteriorate where the roof covering had completely failed.

Mastic asphalt (IKO Permaphalt Polymer Modified Mastic Asphalt) was identified as the most appropriate roof covering option on this project to provide the remediation required to the roofs and in light of the challenges the roof presented

The main part of the roof was covered in asphalte with poor perimeter detailing and areas of bad ponding. The latter had largely been caused by retrofitted roof lights.

The roof insulation was brought up to date with 120mm IKO Enertherm MG Rigid PIR Insulation Board laid with the falls adjusted to clear the historic ponding. This brought its challenges as the roof was at many different levels with interlinked gutter channels.  To simplify and improve the perimeter roof detail, the existing concrete copings were removed and asphalt overlaid the brickwork detail and then terminated with a neat black IKO Permatrim A GRP Edge Trim. As the perimeter wall detail was very low this overcame the problem of the increased roof height. Two coats of Coraline Spirit based Solar Reflective Paint was applied to the new asphalt roof coverings.

Works on the site had to take place during the Summer holiday period of the school to ensure repairs were not taking place during term time and with no disruption to the operation of the school. This created a time imperative to ensure that work was started and completed in a timely manner, which was achieved to the satisfaction of the client and the School. Due to the scale of the works required it was necessary to phase repairs over the School Summer holidays of 2016 and 2017.

Additional Information:

The main building at Farlington School (formerly Strood Park) is a Grade II listed building as being of Special Architectural or Historical Interest. The front elevation incorporates four bays dating from the 16th Century and outer curved bays replaced in the 18th Century. It’s set in 33 acres of parklands adjacent to the South Downs National Park.

The site is sensitive and of historical importance, as well as being a high-quality independent school where maintaining the fabric of the building is essential to its operation.
